Q: What type of housing will be available at Rouzan?

A: Diversity of housing is at the core of the TND concept and smart growth principles; therefore, Rouzan's developers have created a housing palette that promotes a multi-generational community. In Rouzan, an entire family will be able to live within the community in different housing types that are a perfect fit for their current needs.

A collection of regional house types have been used to create diversity in residential offerings. The architectural plan calls for homes to primarily be designed in a French colonial style. Ranging from Acadian, estate-size homes to Creole shotguns and townhouses, housing in all price ranges has been assembled at Rouzan. In addition, you will see limited amounts of Mediterranean, Greek and Classic Vernacular homes sprinkled throughout the community. Residents, with the guidance of the town architect, will have the flexibility to customize various aspects of their homes' exteriors and interiors to their specific needs or tastes.

This broad range in housing prices and styles aims to attract residents from all walks of life, from teachers and firemen to local businessmen and entrepreneurs, providing them the opportunity to live in the same diverse community.

Q: Will Rouzan have architectural controls for homes built here?

A: Yes. In order for all these housing options to co-exist in one community, the architectural integrity of each building and house must be preserved. To accomplish this goal, both an Architects Guild and Builders Guild have been established in the CC&R governance documents of our community. These guidelines and the Rouzan housing palette have established the governing aesthetics and character of the neighborhoods to make each home unique while fitting into Rouzan's character as a whole. The overall vision of Rouzan is to represent the French and Creole heritage of South Louisiana. The town architecht will preserve this vision by reviewing and approving all design plans prior to construction.
